Desert State Home Inspections, LLC, is a multi-inspector company serving the Greater Phoenix Area since 1999. Our inspectors are highly trained, certified professionals who have performed over 20,000 inspections in the Phoenix area. We have consistently maintained an “A+ rating”, and have never had a complaint with the Better Business Bureau.

Home Buyer Inspections
For many people, buying a home is the biggest single investment they will ever make. Not only that, but for most people a home is much more than just an investment: it is a part of themselves and their family. Ensuring that the home you desire is the right choice is a huge part of what we at Desert State Home Inspections do. Imagine for a moment that the home you just bought has a leaky basement and during the first rainstorm a collection of family heirlooms or photos is ruined. Or imagine that faulty wiring causes a fire while you are away, but your beloved pet isn’t. Our inspectors help spot problems before they occur.
Seller’s Pre-Listing Inspections
Seller’s Inspections (sometimes referred to as pre-listing inspections) are becoming more popular because they virtually eliminate all the pitfalls and hassles associated with waiting to do the home inspection until a buyer is found. In many ways, waiting to schedule the inspection until after a home goes under agreement is too late. Seller inspections are arranged and paid for by the seller, usually just before the home goes on the market. The seller is the inspector’s client. The inspector works for the seller and generates a report for the seller. The seller then typically makes multiple copies of the report and shares them with potential buyers who tour the home for sale. Seller inspections are a benefit to all parties in a real estate transaction.
Home Warranty Inspections
Most builders provide a one–year warranty for new construction. Generally during this period of time the buyer develops a “punch list” of corrections for the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained eye. It is prudent to obtain our home inspectors list of items that will most likely be repaired by your builder at no cost to you. You will be reassured knowing that potential problems were addressed before they grew into something that could cost you a great deal down the road.
New Construction Inspections
In a new home, the quality of construction is often not what it used to be some years ago, therefore many buyers have independent reviews of their properties before purchasing. This relatively inexpensive inspection protects your purchase, prevents unpleasant surprises, and ensures the quality home that you’ve dreamed about.
